Charter Schools off of River Oaks Drive

In October of 2019, the Horry County Planning and Zoning Department approved the request to amend the Waterway Plantation Multi-Family Planned Development District (PDD) for the development of 36 single family units.  This would ultimately consist of 18 single family units within the Tupelo Grove Subdivision and 18 single family units within the Cottonwood Cove Subdivision.

 In June 2024, Horry County Planning Commission heard yet another request to amend the aforementioned Waterway Plantation Multi-Family Planned Development District (PDD) to "suburban and scenic conservation and to allow two charter schools and a park".

New Pricing on Cooper's Bluff Townhomes

As of June 2024, Lennar is offering up to a $25,000 price reduction and up to $5,000 towards closing costs for select move-in ready townhomes in the Cooper’s Bluff community.

Meadows Edge is a new home community in Conway.   Ryan Homes is the builder in Meadows Edge.  Ryan Homes is well committed to building in the Myrtle Beach area.  As of July 2024, Ryan Homes was also building in Grande Dunes - North Village, and Indigo Bay.

In June 2024, Ryan Homes completed the model homes in Meadows Edge and has started to provide tours to interested buyers.

Pricing of the single family homes in the new home community of Meadows Edge in Conway is starting from the upper $200's.

Meadows Edge is located where the Witch Golf Course was located. There are 115 multi family approved for development and 211 single family units approved for development.

Forestwood by Pulte

Forestwood is a new home community coming to North Myrtle Beach. Pulte will be the builder in the new home community of Forestwood.

As of June 2024, significant progress has been made with the land development with the new home community of Forestwood by Pulte.  Floorplans have been unveiled, with single family homes in Forestwood ranging from 1,702 square feet to 3,220 square feet.  As per Pulte, pricing in Forestwood is expected to be coming soon!

Horry County Road Improvement Projects

The Horry County Road Improvement & Development Effort (RIDE 4) has a commission tasked by Horry County Council to prepare a final list of projects that may be funded by a 1% local sales and use tax.  Once a list of specific transportation projects is determined, Horry County Council will then have the option to move the final list to a referendum vote by the citizens of Horry County on the November 2024 General Election ballot.  If approved by voters, the RIDE 4 program would go into effect May 1, 2025, after completion of the RIDE 3 collections.  As of June 2024, a summary of the RIDE 4 projects is as follows:

Horry County Real Estate Data (early 2024)

As per the Coastal Carolina Association of Realtors real estate market data, new listings, month by month, in Horry County have had a substantial increase from 2023 to 2024.  In addition, the average sales price of homes that sold in Horry County has steadily increased from February 2024 to May of 2024.  See the attached graphic for the detailed data.

Hoffman Park is a new townhome community in Myrtle Beach. Lennar owns this 18 acres piece of land right off of Highway 544 near the intersection of Highway 544 and Highway 31. Horry County Government has approved the development of 80 townhomes. As of May 2024, homes are now selling with pricing starting at $268,000. Hoffman Park offers low-maintenance lifestyle and features two story townhomes.

Lennar purchased this land in June of 2023.

Lennar is offering up to $5,000 in a price reduction and /or up to $5,000 in closing costs on select move-in ready homes!

Horry County has approved the development of 144 single family homes in the new home community of Heritage Crossing in Conway, SC. Heritage Crossing is located in just slightly northwest of downtown Conway close to Highway 701. The new home community Heritage Crossing will be built on an approximate 100 acre piece of property.

Sandridge is a new home community Little River that will be built by D. R. Horton. Horry County has approved the development of 132 single family homes in the new home community of Sandridge in Little River, SC. Sandridge is located in Little River close to Highway 31 and Robert Edge Parkway near North Myrtle Beach. The new home community Sandridge will be built on a 53 acre piece of property.
R S Parker is the developer and D. R. Horton purchased this property in April 2024. As of May 2024, D. R. Horton has not yet announced plans for this new home community.

Meadows Edge is a new home community in Conway. RS Parker has been responsible for the land development and sold this development to (NVR/Ryan Homes) in March of 2024. Ryan Homes will be the builder in Meadows Edge. As of May 2024, Ryan homes expects to begin preselling an initial phase of single family homes in Meadows Edge in the summer of 2024. Meadows Edge is located where the Witch Golf Course was located. There are 115 multi family approved for development and 211 single family units approved for development.
