Brookhaven is the current name of the proposed community near the intersection of Juniper Bay Road and Highway 378 that could be coming soon to Conway.  The new home community of Brookhaven will be developed on a 446 acre piece of property in Conway. The current proposed development of Brookhaven would include over 1,000 residential homes, a city park and stormwater ponds.

Developers have been working with Conway City Council for numerous months in an effort to come to an agreement on the project. Current proposals for the Brookhaven community would be to develop as a conservation subdivision – maintaining a significant portion of the development site in common open space by minimizing individual lot sizes. The primary issue with the Brookhaven project is Conway City limits. The land set to be annexed is right on the border of Conway, but would still use Conway water and sewer.  Conway City law requires annexation when a piece of property is outside city limits but uses city water and sewer services is bought and/or sold.

The developer for the Brookhaven Project is Highway 378 Land Holdings, LLC. Residential Units within Brookhaven will be developed by a builder other than Highway 378 Land Holdings, LLC.
Brookhaven is the overall name of the project that may be branded among various neighborhoods. Preliminary plans are for there to be mixed unit types including single family detached, duplex semi-attached, townhomes and some commercial structures.

The attached graphic shows the basic location of the Brookhaven subdivision and is for information purposes only and is subjected to change.

Phase 1 consists of the western portion of the site, consisting of up to 634 single family detached housing units, 102 single family detached housing units, a 5,000 square foot convenience store, 20,000 square feet of strip retail plaza, and an 80,000 square foot mini-warehouse. Phase 2 consists of the eastern portion of the site consisting of up to 465 single-family detached housing units, 60 single-family attached housing units, a 8,000 square foot fast casual restaurant, and 27,000 square feet of strip retail plaza.

D. R. Horton will be a primary builder in Brookhaven. D. R. Horton has been the largest homebuilder by volume in the United States for numerous years and is the most active builder in the Myrtle Beach area, with over 30 ongoing development projects in the area.
